Why Commerce City (80022) Is the Most Underrated Buy in the Denver Metro
Here's why I cover the DIA corridor intentionally — and why you should be paying attention.
Okay but listen — when buyers tell me they want to live in Denver but need their dollar to actually go somewhere, Commerce City (zip code 80022) is one of the first places I bring up. And I can see the hesitation on their face every single time.
The name doesn't help. "Commerce City" doesn't exactly conjure images of tree-lined streets and weekend farmers markets. But here's what's actually there — and why I think it's one of the most underrated buys in the entire metro right now.

THE LOCATION MATH JUST WORKS
Commerce City sits northeast of Denver proper, right along the I-270 and E-470 corridors. That means:
- Under 20 minutes to Denver International Airport
- About 20-25 minutes to downtown Denver (off-peak)
- Easy access to the entire northern metro — Thornton, Brighton, Northglenn
- Rocky Mountain Arsenal National Wildlife Refuge is literally your neighbor
Curious about what's actually available in Commerce City right now? I specialize in the DIA corridor and can send you a current list.

If you travel for work, commute to DIA, or work remotely and just need solid highway access, this location is kinda hard to beat.

REUNION IS THE COMMUNITY PEOPLE ACTUALLY WANT
The Reunion master-planned community inside Commerce City is where a lot of buyers land — and then wonder why they didn't look here first.
Reunion has a 21,000 square foot recreation center, a swimming pool, over 100 acres of parks and trails, and a 52-acre park with a scenic lake right in the middle of the neighborhood. Reunion Coffee House sits on that lake with a wraparound porch. Buffalo Run Golf Course borders the community. Rocky Mountain Arsenal with over 20 miles of trails and free-roaming bison is minutes away.
This is not a trade-off neighborhood. This is a lifestyle — it just happens to come at a price point that makes sense.

NEW CONSTRUCTION IS STILL HAPPENING HERE
Unlike a lot of Denver neighborhoods where you're competing for older inventory, Commerce City still has active new construction. That means you can sometimes get warranties, modern energy-efficient systems, and the ability to choose finishes — things you simply can't get with a resale.
Builder options, pricing, and available inventory change frequently. I track what's currently available and can put together a current list for you.

THE AFFORDABLE HOMEOWNERSHIP ANGLE
Commerce City and the surrounding 80022 zip code are also home to ECLT affordable homeownership opportunities — permanently affordable homes for qualified buyers who meet income and asset guidelines.
If you've been priced out of Denver proper, this is a real path to homeownership in a community with actual amenities, actual space, and real long-term value. I have active ECLT listings in this area right now and can walk you through the qualification process.

THE HONEST TRADE-OFF
I'll be real with you: you are further from downtown's restaurant and nightlife scene. If walkability to coffee shops and evening entertainment is your top priority, this probably isn't your neighborhood.
But if you want space, a yard, newer construction, community amenities, and a commute that actually makes sense for airport access? Commerce City deserves a serious look — and most agents aren't even mentioning it.
I cover this corridor intentionally because I believe in it. Let me show you what's available.
