VIRTUAL TOURS ARE BETTER THAN YOU THINK (AND I'LL TELL YOU WHAT THEY'RE HIDING)

I do video walkthroughs for out-of-state clients — FaceTime tours, recorded walkthroughs, the works. I'll walk every inch of a home and narrate what I'm seeing honestly, including things that don't show up in listing photos.

That crack in the drywall. The neighbor situation. The fact that the "mountain views" are actually a sliver between two buildings. The road noise you wouldn't know about from photos. That's what you're hiring me for.

YOU DO NEED TO VISIT — BUT PROBABLY ONCE, MAYBE TWICE

Here's the honest version: I recommend most out-of-state buyers plan one focused visit to Denver before making an offer. You'll use that trip to tour your top 3-5 homes, drive your actual commute at rush hour, and get a feel for the neighborhoods that made your shortlist.

If you're buying new construction, you may be able to close without visiting at all — I've done it. But for resale, one trip is usually worth it.

Plan your visit strategically. Don't come on a weekend when traffic is light and everyone's in a good mood. Come on a Tuesday. Drive to work. Get coffee in the neighborhood at 7am. That's the version of Denver you're actually buying into.

THE OFFER AND CONTRACT PROCESS WORKS REMOTELY

Everything in Colorado real estate can be signed digitally. Offers, contracts, disclosures, inspection responses — it all happens through DocuSign. You don't need to be here to make an offer or go under contract.

I'll walk you through every document before you sign anything and make sure you understand exactly what you're agreeing to. Colorado contracts have specific timelines for inspections, appraisals, and financing — I manage all of those deadlines so nothing slips.

INSPECTIONS, APPRAISALS, AND CLOSING

For inspections, I attend in person and send you a full walkthrough video along with the written report. I'll give you my honest read on what's a big deal and what's not, so you can make a confident decision on repairs and credits.

Closings in Colorado can be done remotely with a mobile notary or via mail-away closing. You don't have to be in Denver to get your keys — though a lot of clients choose to be there anyway because it's a fun day.
