5 Things Your Builder's Agent Won't Tell You (But I Will)

The builder's sales rep is not your agent. Here's exactly what they're not volunteering — and what I negotiate for every single client.

Let me say this clearly: the person sitting at the sales desk inside a model home works for the builder. They are friendly, helpful, and very good at their job — which is selling you that home at the builder's best price.

That's not the same as having someone in your corner.

Here are five things that often don't come up when you're sitting across from a builder's rep — and what I do about each one.

1. YOU CAN (AND SHOULD) BRING YOUR OWN AGENT

A lot of buyers assume they can't bring an agent to a new construction purchase, or that doing so will cost them more money. Neither is true.

Builders typically compensate buyer's agents as part of their sales process. Bringing your own agent costs you nothing — and gives you someone who is legally and professionally obligated to represent your interests, not theirs.

If you walk in without an agent on your first visit, some builders will record you as unrepresented and make it harder to add representation later. So register with your agent before you tour. Every time.

2. EVERYTHING IS NEGOTIABLE — JUST NOT ALWAYS IN PRICE

Builders rarely budge on the base price, especially in active communities. But that doesn't mean there's nothing to negotiate.

Upgrades, closing costs, rate buydowns, appliance packages, fence installation, blinds, landscaping — these are all common areas where builders have flexibility, especially if inventory is sitting. I track what builders in the DIA corridor are currently offering and push for every concession that's on the table.

Ask about current incentives before you sign anything. They change monthly, sometimes weekly.

3. THE PREFERRED LENDER PERK HAS STRINGS ATTACHED

Builders love their preferred lenders. They'll often offer you additional incentives — closing cost credits, rate buydowns — if you use their in-house or affiliated lender.

Sometimes that's a genuinely good deal. Sometimes it's not. The incentive can look great on paper but come with a higher rate or fees that cost you more over the life of the loan.

Always get a comparison quote from an outside lender before committing. I can connect you with lenders I trust who will give you an honest side-by-side so you can decide with real numbers.

4. THE PURCHASE AGREEMENT IS WRITTEN FOR THE BUILDER

New construction contracts are not the standard Colorado real estate contract. They are written by the builder's legal team, and they are heavily weighted in the builder's favor.

Inspection rights, completion timelines, what happens if the builder delays, what you can and can't back out of — these terms vary significantly and matter a lot. I review every purchase agreement with my clients before anything is signed so you know exactly what you're agreeing to.

5. THE FINAL WALKTHROUGH IS A NEGOTIATION, NOT A FORMALITY

Your pre-closing walkthrough is your last real opportunity to document anything that needs to be fixed before you take ownership. Buyers often treat it like a celebration. It should be treated like an inspection.

Bring a list. Check everything. Document every punch list item in writing and confirm it's captured in your closing paperwork. I walk every new construction closing with my clients and know exactly what to look for.
