But they are not the same neighborhood โ and the one that's right for you depends entirely on how you actually want to live.

THE VIBE
Cherry Creek is polished and established. Think boutique shopping, upscale dining, manicured streets, and a neighborhood that feels intentional. It's the kind of place where you can walk to dinner at a James Beard-recognized restaurant, stop for coffee at Aviano (genuinely one of the best in the city), and hit the farmers market on Saturday morning without getting in your car. It's beautiful and it knows it.

The Highlands โ specifically LoHi (Lower Highlands) and the Highland Square area โ has more of an artsy, energetic personality. It's a little younger in feel, with incredible restaurants like Avanti Food & Beverage, Root Down, and Recess Beer Garden. The views of downtown from the Highland Bridge are unreal. Tennyson Street in Berkeley (just north of Highland Square) has a creative, indie-business energy with galleries, bookstores, and coffee shops.
If Cherry Creek is a Saturday brunch with wine, the Highlands is a Saturday brunch with a Bloody Mary and live music starting at noon.

THE HOUSING
Cherry Creek leans toward condos, townhomes, and high-end single family homes. You'll find modern builds, luxury condos near Cherry Creek North, and renovated traditional homes. Prices are higher here โ you're paying for the location and the lifestyle infrastructure.
The Highlands has more variety. You'll find Victorian and craftsman bungalows alongside newer townhomes and modern infill builds. LoHi specifically has seen a lot of new construction over the last decade. Price points are still high, but you generally get more square footage for your money than in Cherry Creek proper.
Both neighborhoods are competitive. Well-priced homes in either area move quickly.

THE COMMUTE
Both neighborhoods are close to downtown โ Cherry Creek is southeast of center, Highlands is northwest. If you're commuting downtown or to the Tech Center, both work. If you're heading to the airport regularly, neither is ideal โ you're looking at 30-40 minutes to DIA from either one depending on traffic.
Cherry Creek has better access to the south metro and Tech Center. Highlands has easier access to I-70 and the mountains.
